We are client focused and have no tie ups with other consultants, contractors or developers and are therefore the only people who are able to objectively review your building options, challenge the developer specification, and ultimately provide you with an environment tailored specifically for your business’s needs. Our full independence from all developers, suppliers & consultants will help ensure that you are aware of the true project costs – our fees are just that, with nothing hidden in product supply or any developer incentives.


Stage 1 – Building Review & Test to Fits

As part of the building review stage, we can assist with the preparation of a ‘pros’ and ‘cons’ list – considering factors such as location, presence and physical building suitability.

We can assist with the preparation of your brief, and utilising guidance from local Building Bye-Laws and British Council for Offices, turn this brief into a ‘test to fit’ plan. We will take into account building utilisation factors and are able to assess the buildings efficiencies for your needs considering factors such as layout, daylight, circulation and facilities. Our review will leave you with a clear understanding of whether you will fit efficiently into the prospective space, what room there will be for future expansion and whether the space will give you value for money.

Stage 2 – Design

Once a building has been selected, the design process can begin. We can lead this process and work with your other appointed consultants to prepare a scheme that meets your design brief, technical requirements, timescales and budget. We will be keen to inject your brand identify into your design and provide you with a presence in the local market place. We believe good design makes for better, more efficient, business and will work with you to consider alternative working practices, staff welfare & perception, and company culture.

Stage 3 – Construction Period

After the design process is complete works can commence on site. During this time, we will regularly attend site and oversee the works to track progress and resolve any site queries. We will be on hand all through to construction completion, and can continue to assist with any post contract works, as well as your move management process. As your retained consultants and independent from the developer’s team, we will be able to inspect the works on site and challenge any poor workmanship or items which are not in accordance with the agreed specifications on your behalf. This is often not the case when an interior fit-out is being delivered and managed by the developer’s team.
